How To Find High Cash Flowing Properties In WA

Washington State is one of the best places to invest in the Country, and as 230 people are moving to Seattle every day, more and more investors are wanting to get in on the hot real estate market.

Though for the investor who is looking to find high cash flowing properties, it’s becoming harder and harder to find properties that will produce a high cash flow and an acceptable return on investment.

I’ve found that focusing on areas North of Seattle (Snohomish and even Skagit Counties) or South of Seattle (Pierce County) offer the best opportunities for higher returns and cash flow.

In this post I’ll share two case studies of properties that I’ve personally purchased in Skagit County which offered much higher returns.

CASE STUDY #1

How To Find Deals That Generate a 20% Return On Investment

Purchase Date: February 2017                                                 Renovations: $10,198

Location: Mount Vernon, WA                                                   Total Initial Investment: $65,948

Purchase Price: $203,000                                                       Current Monthly Rents: $2,250

Down Payment: $55,750                                                          Monthly Cash Flow: $1,072

Return On Investment: 19.5%

This property needed a crawlspace and attic remediation due to rodent infestation. That took up the majority of the expense for the $10,000 renovation. The remaining went towards new interior paint and a refrigerator.

We had the owner move the existing tenants out so that we could complete our rehab and re-rent the property for higher rents. It was rented out within 2 weeks of the renovation being completed.

CASE STUDY #2

Purchase Date: April 2017                                                        Renovations: $5,800

Location: Mount Vernon, WA                                                   Total Initial Investment: $69,800

Purchase Price: $236,000                                                        Current Monthly Rents: $2,400

Down Payment: $64,000                                                          Monthly Cash Flow: $1,154

Return On Investment: 20%

This property had one unit that had been remodelled, and another unit that needed new kitchen cabinets and flooring. Due to the kitchen being so small, we were able to get new cabinets and a granite slab counter top for less than $2000. The remaining renovation costs went toward new laminate flooring in that same unit.

One unit was vacant at the time of purchase, the other had tenants on their way out.

The previous owner was getting $1950 per month in rents, we were able to get $2400 per month in rent.
