We’re almost a week away from our next Meet Up in Woodinville!

This month we are kicking off our new investment strategies series. This will be a three part series, and we’ll cover the following topics:

Part 1: October 18th @ 6PM at the Pizza Coop in Woodinville

The BRRR Strategy – BRRR Stands for Buy, Rehab, Rent & Refinance. Learn how YOU can invest using little to no capital down and acquire rental properties that will produce a high ROI and have over 25% in equity!

We’ll break down the BRRR Strategy into smaller sections and learn all about how to get a hard money lender to finance 100% of the purchase price + renovations and how to complete a refinance as soon as the renovation is done!

The Supported Living Program – How to rent your properties using a program through the state where you’ll enjoy guaranteed rent payments, property modifications paid by the state, a ZERO percent vacancy rate (rents are paid no matter if the property is vacant or occupied) ALL utility bills paid for by the tenants, and no property management required!

We’ve been working with this program for 2 1/2 years and have started converting all of our rental properties to be used for this program.

This month we’ll be continuing our investing strategy series and cover the following topics:

The Build To Rent Strategy – One of our Personal favorites!

Have you ever wanted to expand your investing portfolio with new construction, but found it too expensive and lacking a decent ROI?

With the build to rent strategy you can actually build your own rental properties (small multi family buildings are our favorite)!

We’ll cover everything from finding the right lots to build on, how to get financing, what you need to look for, how to hire a builder to build for you, what the costs per foot are, and how to refinance and recoup your initial investment!

Vacation Rentals – Short term rentals are all the rage, and we’re bring in our experienced vacation rental investors to share all the details!

We’ll discuss how to deal with all of the rules on short term rentals, what to look for, where to buy vacation rentals, how to operate and manage your rental (or hire that out), how to furnish and create an inventory list, and how to finance these properties!

Out of State Investing – Living in Seattle comes with high prices, so why not consider diversifying your portfolio into less expensive (but equally awesome) areas like Indianapolis, Nashville, Jacksonville and other areas?

We’ll dive in to all of the details about out of state investing like:

  • The difference between turn key companies and working with a local investment savvy realtor
  • How to determine which city is the right city to reach your investing goals
  • Building a team (or using ours) in an unfamiliar area

Leveraging equity to fund acquisitions – How to use HELOC’s as an investing strategy to get quick access to capital and use that capital to acquire additional rental properties. I have access to $210,000 in equity in two of my properties, and using HELOCs have allowed me to pay “cash” for properties, has funded down payments on high cash flowing rental properties AND allowed me to use my own funds instead of relying on high interest – high fee hard money loans!

We’ll cover things like:

  • How to know if your property would qualify for a HELOC (primary residences and investment properties)
  • How to close a HELOC in a week
  • Which banks offer the best terms, and the lowest fees
  • Did you know HELOC interest and fees can be a write off?
